Bayu Puteri Apartment Review

This leasehold-based high rise apartment (by LBS, a property developer with a not-so-good reputation) is located near the posh area of Tropicana and next to the main entrance to the expressway. The apartment is one of the most popular places in this area due to its low rental fees.

This real estate is equipped with 24 hours security, barbecue area, cafeteria, a large swimming pool, covered car parks, gymnasium, tennis court and others. The facilities are quite sufficient for a medium-cost apartment such as this. However, there are a lot of units in here which means the density is quite high. You tend to see a lot of people using the facilities at one time due to this.

The unit which I went to (it belongs to a good friend of mine) has a built-up area of 850, with 3 bedrooms and 2 bathrooms. To be honest, 850 is a little bit small. The master room is quite big but the other 2 rooms are relatively small. The living room is not very spacious and is only enough for 1 TV cabinet and maybe 2 double-seater sofas. The kitchen area is very small too. There’s an extension to the back area which I think can be converted to either a drying area or a wet kitchen.

The unit my friend owns has been renovated very nicely. I went to another unit with the same built-up before, belonging to another friend. He did not renovate the unit and the finishing is very poor. It looks more like a low-cost apartment without any renovation.

For each 850 square feet unit, one car parking has been provided which is definitely not enough. Each family can easily owns up to 2 or 3 cars. That explains why there are so many cars parking by the roadside outside the apartment.

Besides that, this area is not that safe too. Due to the high density and quiet surroundings, many crimes have been reported in this area. The previous security guards were not reliable too. They’ve since changed the guards.

Overall, I must say that this real estate is a good investment if you’re looking to rent it out. You get a rental yield of RM 1 (our country’s currency which is equivalent to USD $ 0.3) per 1 square feet. If you’re looking for a place to stay permanently, this might not be a good place due to its density, crime rate and low quality finishing.
